Office Cleanout — FAQs (Read This Before You Book)
What’s included in an office cleanout/decommission?
Dismantling and removal of furniture, workstations/cubicles, contents, and IT equipment; sorting for donate/recycle/dispose; protection of floors/elevators; and a broom-clean finish (not janitorial). We can also coordinate liquidation, e-waste, shredding, and donation logistics.
How do you prevent last-minute COI problems with building management?
We collect COI requirements at the start (exact naming, limits, endorsements) and send a sample COI for pre-approval before scheduling. That avoids the common “insurance is deficient” surprise right before move-out.
Are you licensed and insured?
Yes—fully licensed and insured. Standard coverage includes General Liability, Auto, and Workers’ Comp; higher limits available on request. Certificates of Insurance (COI) issued to building specs.
How is pricing structured? Do you have minimums?
Written estimates based on volume, labor (stairs, long carries, dismantling), and site factors (elevator windows, loading docks). Minimums apply—we focus on medium and large commercial cleanouts rather than small pickups.
Can you meet tight deadlines or after-hours schedules?
Yes. We staff multiple crews, offer nights/weekends, and run large-capacity trucks to reduce trips—often the difference between meeting and missing an end-of-lease deadline.
Who manages the project? I don’t want to deal with five middle managers.
You’ll have a single point of contact (project manager) for walk-throughs, scheduling, COIs, and day-of coordination—clear communication, no franchise run-around.
Do you handle elevators, loading docks, union rules, and building protocols?
Yes. We coordinate freight elevator reservations, loading dock access, protection, and union logistics where applicable, working directly with property or facility management.
How do you handle IT equipment and data security?
Certified e-waste recycling and data-secure processes are available, including drive wiping or physical destruction, with certificates and chain-of-custody documentation on request.
Do you provide donation receipts or handle liquidation?
Yes. We assess items for resale, donation, or recycling. Donation receipts are provided when the receiving organizations issue them. We can also coordinate furniture liquidation.
What documentation do we receive?
COIs, photos (before/after), disposal manifests, e-waste and shredding certificates, and a completion sign-off with your facilities team as needed.
Do you offer deep cleaning after removal?
We leave spaces broom-clean. For deep or detailed cleaning, we can connect you with our trusted partners.
What do you need from us before the job?
Building COI requirements, move windows, items to keep vs. remove, access/keys, freight elevator scheduling, and any landlord restoration requirements. The earlier we confirm these, the smoother—and faster—your turnover.
